This rendering is almost identical to the renderings for 4670 Dundas (project thread), which is another Kirkor site nearby. I wonder if Kirkor has adopted a standard design for these as-of-right 6 storey buildings on major streets.
 
Link seems to be dead on the AIC, or maybe it's just my computer.

It's a decent looking project, but as is the case with the similar project on Dundas West, neither of these sites are *really* walkable to the subway and enjoy some of the lowest bus frequencies for an arterial in Etobicoke. Can't check, but if the parking provision is also similar to the Dundas site, these are going to struggle to attract tenants who can pay the likely above market rents.
