Do you need setbacks when the park is not viable anyway? Just do offsite dedication at Ranee Park across the street.

the 3m vs 5m setback thing is an ongoing issue across a lot of development sites. The city has accepted 3m setbacks before, and that is what most applications go with, as it's plenty to provide a private access walkway off of park property. They want 5m though, and are apparently going to the OLT over it now. There are lots of examples of 3m setbacks from parks in the city.
 
Resubmission to satisfy the OLT's conditions of approval with some additional stat changes:
  • Height increased from 50.4 to 54.3m
  • Total residential units increased from 340 to 424
  • Total vehicular parking decreased from 211 to 206
  • GFA & Unit Mix redistribution
