My initial reaction is that the parks location will make it quiet and sheltered from traffic, which is obviously considerable on this stretch of Dufferin. I think in the long term what the park is like to enjoy is going to depend heavily what happens with the site to the north, south of Samor. Could be nice, actually.

There's a surprising mix of stores around Samor and Orfus, and despite the car-oriented design, lots of people who get from one to the next by walking. It would be nice to encourage tth immediate area to be more than just an auto-oriented strip mall zone, understanding, of course, that most of this area is Employment lands.

An application for Official Plan Amendment has been submitted to permit 22, 24, and 26 storey buildings with a total of 1,062 residential units, 1,215 m2 of commercial space, and a Floor Space Index (FSI) of 5.0.

Merit Hearing for this at OLT was originally scheduled for March 31, 2025, but was cancelled.

It has now been rescheduled to October 1st, 2025.
 
OLT case proceedings consolidated with 3180 Dufferin and a joint settlement proposal has been adopted by council & made public. The database stats have been updated to reflect the settlement proposal -- however renderings currently in the database reflect previous design.
