Really like this proposal. Don't love that it's of course not an empty lot and is instead this unique hundred year old building with an added store front. I dislike this city especially losing historical buildings because it seems that so many are demolished and left as empty lots for decades. Wish we could see some of the vacant lots and parking lots filled first, but I won't decry more housing if it's actually built.
Glad it includes commercial on the ground floor, and the design shows why single stair building code can't come soon enough.
