SPA resubmission primarily to meet enhanced energy performance & sustainability standards set as criteria for the CMHC's Apartment Construction Loan Program, from which funding has been officially secured for this project. Additional stat changes are as follows:
  • Total units decreased from 292 to 271
  • Unit mix redistribution with an increase in 2-beds, decrease in 1 & 3-beds
  • Minor increase in GFA
  • Height increased slightly from 108.38 to 100.2m
  • Total vehicular parking decreased from 31 to 24
  • Total bicycle parking decreased from 294 to 272

So, is it no longer physically connected with the senior's centre next door? That would be a big shame; I found that to be a really creative aspect of the proposal.
 
I live down the street and the houses on this property have been demolished and the ground has been levelled and covered with fine gravel. No idea when digging will start but they are definitely prepped for it.
