Wow this is massive for this area. This will help with having a critical mass of people to support local businesses especially at the Distillery District. for tourists especially The Distillery District seems detached from downtown.
 
I see they’ve mocked up massing for a tower on the neighbouring car dealership lot but I’ve yet to see anything filed there. @Northern Light any proposals expected here soon?

Not 'soon' so far as I am aware, but yes, that is definitely coming.

Elevator Ratio: 9 tower elevators to 1,016 units is 1 elevator per 113 units

Overall, I quite like this one.

The podium is much improved. I like the warm tones and organic lines. The tower setbacks are generous and there's quite an interesting street-facing public space in a place where it will actually makes sense to rest. Nice to see large retail spaces facing both Front and Parliament (currently devoid of retail) that can take advantage of the POPS. Caveat that it may be in shade often, as Northern Light has pointed out.

Height is fine; makes sense given that Distillery District station on the OL will literally be across the street.

The tower architecture is 'meh'. No particular vision other than 'geometry', which I'm quite sick of as a trend. I'm wary of it looking messy.

The best part is that this would make walking along Front Street less of a death-trap-hazard-motor-speedway experience. Enough justification to start building tomorrow as far as I'm concerned.

It would be nice to see separated bike lanes along Front Street continuing to Eastern Avenue, in particular since there is now a MUP along the south side of the Eastern Avenue overpass toward Broadview.

What I will add is that some of the unit sizes are really stupid. I mean really now, 2 bedrooms that are the same size as 1 bedrooms? Who's bright idea was that?

None of it matters at all until it 'leaps off the page'. And, spoiler alert, this ain't leaping off any pages anytime soon.

Inside a PMTSA -- so, in theory would mayyyybe be subject to "Inclusionary Zoning" (IZ) for a handful of Affordable Units at some point in the future... but I am not sure when the clock starts ticking on that IZ-Trigger again..?
