unfortunately no retail

This section of Lakeshore is a decade or more from being able to support any retail beyond a corner store (as you will find around the corner on Royal York). The relatively strong retail strip to the west, running from Dwight Ave to 13th Street, has struggled with retail vacancies for decades and this has gotten worse over the last few years.

The area just needs a lot more people, and a much more active street frontage to sustain a new retail strip distinct from New Toronto's and Mimico's. Hard to tell from google maps but this section of Lakeshore has essentially remained unchanged from it's days as a rural highway. At the moment it's just kinda grouped in with the two aforementioned neighbourhoods, but will definitely take on its own identity if its a hub of new developments, akin to how Humber Bay Shores grew distinct from Mimico.
Maybe it could be called New New Toronto🤣
