Looks very beautiful, but with that elevator ratio I wouldn't want to live there.
With 123.5 units per elevator, they are certainly going to need to secure motors that move elevators at higher than normal speeds to provide adequate service. I'm starting inquiries about that to see what the plans are, and will hope to feature the answer in a future story on the building.

A confidential report to the City has been leaked to The Star, and it shows that this development as structured is no longer economically viable.

To get it back on track for ground breaking this September, the report recommends Council approve a 13.3M interest-free loan which is ultimately forgivable, to the proponent.

Yeah, it was always going to be a tough site -- Heritage, Flight-Paths, etc.

I would be interested to see what the impact is on R-GFA and Bedroom ratio(s) rather than just "Unit-Count" before we make any reassessments of the project and the deal.

Anyway, ask me again "WHY do you prefer to develop government-owned surface parking-lots?"

Agreed, though there are lots of good sites with lowrise, non-heritage on them too. But in theory, parking lots should be easier. (really depends on what they are adjacent to though....)

SPA remains outstanding, no NOAC just yet. To avoid delays that needs to be forthcoming by mid-month.

How do you figure out the time between the date the demo permit gets issued and the actual start date of demolition? In some sites it's a month, in others it's two or three.

In this case, because the developer said so...... LOL

In all seriousness there's no iron clad rule on these things, some builders have all their contractors lined up, they're confident on the timing of the permit and they're raring to go. Others are not as well organized or as motivated to get started.

Its plausible, if everyone's ready to go, to start within days.......but you can defer almost indefinitely.....eventually the City wills stale date the permit, but that's a rare occurrence and it would be measured in years.

I didn't wanna get too excited about the "Demolition" until I actually saw it happen with my own eyes...
