I consider staff's objections above in respect of streetscape/public realm to be entirely fair.

I'm not comfortable with the transition to neighbourhoods argument here as I expect many of those 'neighbourhood' parcels to be shifted to Apartment Neighbourhoods/Mixed use as part of an MTSA designation here.

Shadowing may still be an issue, but its treated differently under different OPA designations. When evaluating an application its important not merely to consider what IS present, but what is likely to be present in 10-15 years.

"The proposed setback would restrict Metrolinx from pursuing future development opportunities at Keelsedale LRT station".

Curious as to this statement. Does that mean that Metrolinx plans on developing a building above the large Keelsedale station entrance box? There are no structural members that have been incorporated into the design as far as I can remember.
 
The database page has been updated to reflect the settlement proposal. Main stat changes below:
  • Storeys increased from 33 to 36, height from 112.1 to 121.1m
  • Total residential units increased from 370 to 432
  • Total vehicular parking decreased from 63 to 15 (underground levels decreased from 3 to 1)
  • Total bicycle parking increased from 434 to 488
No new renderings. Renderings currently in the database reflect the previous 33-storey design.

Merit hearing still tentatively scheduled for May 26th
 
38.6% of the units are 2 bedrooms or more (122 two-bedrooms and 45 three-bedrooms out of 432 total). Definitely a downgrade from the previous proposal, but certainly better than the minimum of 25% most new buildings seem to propose.
