Wowee, $46m spent to date at Dundas-Bloor by Choice (on land acquisition, initial dev, and planning costs). A hefty number for Grosvenor as well ($36m).

And good to see some initial planning for Lower Jarvis (at Queens Quay) - $3.5m spent to date

From their Q3 report - https://www.choicereit.ca/wp-conten...ice-Properties-Quarterly-Report-FINAL-NEW.pdf

Lower Jarvis has got to be close to application submission if they are already $3.5 million in.

It is close.

I knew it was on the to-do list, I didn't realize they had gotten that far.............goes to show ya, none of us can keep track of everything.

This one has been resubmitted..............

I believe @interchange42 will be along with the details shortly.

Some details of what's different here while we wait:

Yes, the school still hasn't been included.........sigh.

I'll drop a couple of renders in, but leave the rest for the Front Page Story:

There's lots more there, of course...........

I'll leave the AIC link for everyone's convenience:

With the school still out of this, we're planning for a front page story tomorrow, just saying...

...that's a chonky bit of parking lot development there. The only thing, folks will be losing their grocery store...unless that's being reworked into all of that.

The grocery store will stay............err, will be replaced:

I'm a little bit away from being considered a local here, but this project would inevitably be a net positive for the greater area. Similarly to how the Galleria redevelopment is changing a chunk of land that was previously a chasm of non-urbanism. This new submission is certainly more tamer than previous iterations but perhaps more pragmatic and realistic.

I see a dotted line for a foot/bike bridge over the tracks.
you do? where? That would be fantastic if they kept that part of the plan.

I am honestly bummed to see that they weren't able to come to some sort of agreement with the TDSB and TDCSB since opening up that corner would really transform the area. All four corners of Bloor/Dundas are terrible and I hope some agreement is reached, but I'm glad to see this project moving forward.

While I'm not typically one to call for for 60+ storey towers everywhere, I'm surprised that this proposal is topped out at 40 storeys, considering its next door to a major transit node with limited intrusion into SFH neighbourhoods.
