I'm not all that educated on how developments like these go through the system. Where's it at right now? Did it deal with that initial site refusal?

Currently they are clearing the conditions of approval set by the Ontario Land Tribunal (OLT) at their settlement in March. Most of these conditions are technical in nature (eg. revisions to landscape or servicing). Once this is done, the city's zoning by-law will be officially amended to allow this development.

However if the proponent actually wants to build this they will need to get Site Plan Approval (SPA) which is a separate application that they have not submitted yet. Building permits would be the step after that.

If this even comes out to be half of what this seems to be inspired by (The James at Scrivener Square), this would be a win.

My only question is this is, why for the love of God cant they just extend the entire podium treatment throughout the entire streetscape? Honestly what's the reason, is it that difficult?

The 1st commandment for new buildings: Thou shall have sheets of glass comprise of majority of the grade level streetscape experience!
