The Barton frontage looks much better here, firstly. It’s also clear now they don’t own that other parcel that properly fronts onto it, which probably plays into why there’s so much internal action…This will go before next week's Design Review Panel on March 13:

Wow, though- lots of $$ renders that show interesting design considerations above the bare minimum. Hard to imagine this isn’t doable as a phased buildout. Is the tabletop 30s any good? No, but that can be addressed. Curious what the parking plan is- if it’s minimal, then this quickly becomes viable like the Design District did. Any development at this location would change the area a lot, so if that’s what this is trying to catalyze, then it looks more prudent.
So the question remains- Is it just a flip play? Or perhaps something more?
