Koops I love your work ! But I've noticed watching the flyby that 119 Church st proposal is sitting on Queen st road instead of its location at the south east corner of Church and Queen.And 88 Queen development should be pushed in as well off of Queen st. Just a thought if you care to fix it when you got the time thanks !
 
Looks great. But it's Pemberton, so it's gonna be awful. I have zero faith in them. I wish they would just go away. Also, I highly doubt they will use curved glass here for the windows or balconies. If they do, well, I'll be shocked.

Given this is G+C and Pemberton, we can probably assume the renders are downplaying the amount of grey spandel that will be present here. Also no way the curved glass on the balcony guards ends up happening.
I'm not even paying any attention to the renderings, knowing the two proponents involved this is going to end up being gutter trash through and through. The facendectomy we're being shown is a hint of what's to come.
 
Renders already hint that they won't be using rounded glass for the corners here. So assuming they're going with this, the corners won't be squared off...but they sure won't look pretty either. /sigh
 
Not sure if anyone asked this already but will the clinic on Dalhousie still be operational or is that part of the property and thus will be demo'd? From the renders, it looks like it's not part of the property in question

The ZBA is closed.

The SPA is 'under review' with no new docs since '23

The lobby window requested is only to year end.

In light of that, a fresh link for the open SPA

Actually there is an new MV was submitted recently ask for reducing the set up back from 10 meters to 1 meter to the south proerpty line, which boarders with 60 Queen East, the Tridel development. Also the building form changes quite a bit too. Not sure how they can call it minor variance.

Thanks for sharing the detail. I have a feeling that the developer is trying taking advantage of this to re-shape the build form for a better (easier to sell) layout than before. The fly path only shifted 3 meters, which they could have asked variance of reducing 3m set back. However, they changed the entire floor plate to a more regular rectangular shape.
