Am I dreaming? This looks closer to the caliber of design coming out of Soho or UWS NY infill projects than the typical Toronto market condo.

One of the few proposals Ive seen that lives up to being a Midtown project.
I would disagree, I personally like the previous design by TF more than this.

The scale and design of the base is minimal, and the tower is flat and is uncharacteristically undetailed for Audux. This is pretty underwhelming and boring to me.

I really enjoy a lot of their work, but I'm wondering if they're struggling with this because it looks like its going to be window wall and metal panel, so they can't get in their typical amount of detail and articulation from their masonry/precast projects.
 
I preferred the red brick and precast of the previous proposal but it was just another trendy contemporary design that could be anywhere in the GTA . The charcoal grey and random placed window mullions of the contemporary podium was very poorly designed and clashed with the tower.

I think the rounded brick detailing of this latest designs podium is a major win despite the questionable metal cladding of the tower.

As for window wall, I dont see much in the way of excess mullions in the rendering,, since the metal cladding eliminates the need for it...; Id expect similar window wall to Fitzrovias dufferin projet or 8 Elm.

It's not perfect but I like it more than 90% of condo developments in the Yonge/Eg vicinity.

I prefer Pomo over edgy contemporary projects like M3, Exchange District and endless other dreck market condos. When it comes to contemporary, I prefer minimalist contemporary projects like Bauhau5 condos by Lamb, X Condos.. projects with clean lines and minimal visual clutter.

The previous design for this project had a cluttered podium that looked like an amatuerish attempt to shove a bunch of contemporary trends together.
