I initially thought this was a zoning flip, but looking at the new plans, there are real structural sizes in them. With that being said, I really hope this design is revisited, otherwise i'll be prepared for the window wall, mullion, and spandrel monster this will become.
 
Side by side driveways with the school? significant rental replacement ...and moving the heritage buildings closer to Isabella? From a previous presser, "The Isabella and Sherbourne site went firm for what Hassan called “a sizable acquisition price” in July 2023"

I really like what they are trying to do, but I think this is gonna be tough to deliver...........
 
Density is fantastic, but the monstrous filing-cabinet in the sky is so gross. 164 Isabella is such a lovely structure right now, and the mindless glass geometry (although the cantilever is respectful) is an insult to past lives and the sorts of cozy lifestyles people want to live.

The development below (which someone found in the architects' portfolio) has a lot of density and also connects people to the ground, is accessible, and adds to the community. Toronto City Council and the Province should allow six storey density like this absolutely everywhere. If we had more of this gentle densification, we'd have stronger communities, a more beautiful city, and these giant 69-storey glass prisons would be few and far between. Toronto is so spread out we have a choice on what kind of city to build and we are consistently choosing to take the *worst* of Singapore (or the worst of Hong Kong) and bring it here.
