Looks like the developer has requested an MZO:

Would the City of Toronto have had to provide any kind of approval for the developer to have made this request for a MZO..?

SPOTLIGHT had a re-org in September 2024 which added at least one familiar Ontario Conservative Party face into their organization.


It’s my understanding that the Province is only moving forward on MZO’s that have city backing right now. That said, the point of the government posting this is because this MZO was requested outside of the requirements for an MZO and the Province is asking the public if it should be considered.

Even if the land was $1, I highly doubt anyone would be able to make the proforma work with 70% affordable. Heck, even 100% market units in this location would be a hard stretch today
I'm not sure what you're talking about. I've always wanted to live on a limited-access arterial road with no transit access to speak of...
 
Interesting - thanks for sharing. Sold for about $20/buildable.

The GTA average, in 2024 was $78 per BSF ......

Given the quality (or lack of) of hit location that seems a better market than the higher City of Toronto number.....

Which I think supports my suggestion above, this has not been priced in line with building what's been discussed, in the near term.
