I agree the external design has declined in quality. Based on the plans your comment on cramming tiny units in here doesn't make sense. Many of the units here are significantly above typical (e.g. 3s at 1,150 SF). Most of the 1-Beds are 1+Dens 600 SF or more.Holy crap - what a downgrade. I can understand the need to go with higher density, and twelve stories is perfectly appropriate for this site, but what happened to the design? This is design by balance sheet: cram as many tiny units into the cheapest block feasible to build on the site. Really gross. Can't those angled balconies at least return? And yes to retail - a little shop or cafe here would be terrific. The City should push the developer to fund an entrance to the Cedarvale Ravine park here - only needs a staircase.
Given the constrained site and proximity to bridge, retail here doesn't make sense. It's also unsignalized from the west so pedestrian crossings would be dangerous. Works better closer to Claxton and St Clair.
The City will probably get $300K in CBC's here... they're more than welcome to use that money to fund an entrance. Don't think it's the developer's onus here to navigate that nightmare of an approval. If the City wants it, do it.
