This city is a joke. The irrational fear of any building over 15 floors. The planning department needs to be fired. They waste resources fighting against any building that would get rubber stamped in most other cities in the area. Just down the road from this site Upper James and Stonechurch, there was 2 proposed 30 story buildings that got knocked down to 6 stories. Now the lot is empty and will remain empty for the forseeable future. I can see the same thing happening to this lot.
 
I mean slapping that many units south of the linc with zero retail was a bad idea, also going by the diagram the max height there will support a single 12/13 storey tower with a step down to maybe 9-10 storeys? Then 6 across the rest of the site.
 
Someone should do the public a solid and count the number of units that have been opposed by this council to give a sense of how damaging their positions have been to the housing crisis, and include the collective years of delays they have caused.
 
I happened to be walking in this area today. There are a crazy amount of grassy vacant lots up this way with old as heck development signs. This one is vacant grass

Yeah, I'm always suprised by how many patches of unused land exist on the mountain as you head south towards Rymal. I guess cause the urban area keeps spreading south, you would think the land use north of it would be more fully developed.
 
Honestly, even in the fully planned community of the Meadowlands, there are a few vacant parcels both north of Stonehenge that have not been developed, despite adjacent properties being developed over 20 years ago.

Funny you mention. Our car's AC died, and since it's covered under an extended warranty as a result of a class action lawsuit, I actually brought it to the Honda dealership, it took 4.5 hours, and they don't shuttle home so I was stuck in the area, decided to walk to a local cafe, which turned out to be closed after 35 minutes walking one way...

Anyway, got to see an area of the city I've never seen on foot... And it was terrible lmao, but silver lining I can across this neat cemetery.

I know these ones. If patterns in the GTA are any indicator, the original developer is holding out to build something more substantial when the market permits (on a decades-long timescale).

This is “normal” to some degree around the 905…. The south mountain has had undeveloped pockets for a long time, though. New ‘infill’ subdivisions are still getting built north of Stone church in some spots.

The good news is the appetite for density has grown substantially compared to when these may have otherwise been developed prior.

Hmmm, interesting little story about the cemetery. I knew there had to be a good reason but it is always good to walk places you've never been other than in a car. It's such a different experience.
