The set-back grey portion at the rear is a bit forgettable but generally harmless enough. Kudos to front brick portion along Queen West though. Nice articulation of materials and scale lines up with its surroundings on that block. I find this an overall step forward from the previous iteration.

This caused me to turn my attention to the SPA which still shows as 'under review'; and building permits (including demo) none of which have yet been applied for, let alone issued.
