Taking this further off topic (and apologies to forum purists): what do folks think are the 'stand out at-grade' projects of the last decade or so?
Before we get to that, I would like to ask what a "stand out at-grade" is supposed to look like in comparison to this project? How does it have more efficiencies, community ergonomics and aesthetics than this at podium level experience?

...I ask this because my view if it's okay is based on two criteria. That is, does it have plenty of pedestrian/sidewalk real estate? And is it obstructed by big arsed planters and whatnots regardless of sidewalk real estate? Anything else seems more of subjective tastes and conveniences to me. So yes, this podium seems to fit those okay criteria for me. But sure...there probably could be improvements here, but what are these improvements supposed to be?

A list of a few (in no particular order and in my opinions):

1) Bathurst College Centre (above average)
2) Mirvish Village (very well executed)
3) Watermark Long Branch (well executed)
4) 4 The Kingsway (very well executed)
5) Fleur Condos (above average)

There are definitely others out there, these are just the ones that come to mind.

Back on topic about 1414. My wife & I were driving past this development last week and we agreed just how industrial/uninviting/drab this looked for a new residential project. It doesn't fit in at all. Height/setbacks/forms are not the issue. We both just felt it was a dud.

Back to off topic - 2149 Yonge (Condo at southeast corner of Yonge & Soudan) also a somewhat plain modern glass building (from street level) works well; it's the one with the Staples, Farm Boy, West Elm & a few restaurants. This one actually draws people in and is a pleasure to walk by.
