I've been reading through this forum and don't see any apparent greenspace on the property except on the roof. Each of the other rental buildings in the neighbourhood (Balliol) are required to have greenspace. Won't some of the tenants have dogs?

140 MERTON is a 1-Minute / 64 Meter walk to the Kay Gardner Beltline Trail, therefore- there is no need for on-site Greenspace at this specific Seniors Affordable Housing site...

  • Yes, but the same is true for all other highrises in the neighbourhood.
Providing on-site park-space is not "FREE" to the developer / operator / partner. The City's priorities for this HOUSING NOW site were (mostly) things that "all other highrises in the neighbourhood" are NOT being asked to deliver...

Second, while there is some good news on the permit front, they filed for the Demo permit...........it has not yet been issued (examiner's notice).

However, the new building, drain/site service and shoring/foundation permits have yet to be applied for.

At best, there's an outside chance of Demolition beginning before Christmas.......... based on the current state of permits, actually construction will not begin before February at the earliest.
 

First Indigenous-led housing project in Toronto will support needs of elders, chief says​


Gauthier led Monday's ceremony alongside members of the Missanabie Cree First Nation and city staff. The event was held to celebrate the completion of the project's financing.

The building will eventually be 29 storeys tall, according to city documents posted online. It will include a ceremonial space, smudging room and indoor and outdoor communal areas, Gauthier said.

Am a bit worried that the Geneva Centre for Autism main building is seeming to be sandwiched between two seemingly imminent (delays mentioned above notwithstanding) major construction projects - this one, and 170-180 Merton. Construction activities and road constraints may have impacts on both the operation of and access to respite and other programs for their clients run out of that address (as can be seen in the July 2024 Google Street View image for that address). They have run programs out of 112 Merton in the past, but that is still adjoined by a few doors down from 140, with potentially more minor impacts from 50-64 Merton.

I wouldn't be so worried, they have likely had hundreds of people try to acquire the property on top of endless discussions /agreements about the two neighboring properties developing. These projects don't happen overnight it will be disruptive but they've had plenty of time to prepare.
 
Lots of activity at 140’s forecourt yesterday - but for a film shoot (lots of crew trucks, plus “Boston Police” cars parked on the street)
