New pre-app in Burlington for "a 25-storey mixed use building with approximately 284 residential units, including a mix of 1, 2 and 3 bedroom units." Not too much other information at the moment since it's a pre application.

The site is currently two 2-storey commercial buildings, both old houses, one with an addition. It's got a large auto centre with a used dealership, rental places, and multiple garages on one side, a very busy rail corridor and future Metrolinx yard behind it, and a small commercial/industrial parcel on the other side where realistically nothing major can be built. It's roughly a 1.1km walk to the north entrance of Burlington GO. Although there is no bus route on this part of Plains Road, it's only about 250 metres to Brant St, which has 3 bus lines, all of which stop at the train station.

And developers wonder why nobody buys their suburban units. Remember 1989 Appleby? Sold most of their 2 and 3 bedroom units but sold almost zero of their shoebox 1 beds and studios, canceled the development altogether. This location is pretty awful for residential to begin with, let alone being able to "support" shoeboxes. The reason people (as in, human beings in general as a species) can manage living in a tiny space is because of the ample walkability and third spaces available in their community. Shoeboxes in these suburban developments with no transit and limited walkability will just never fundamentally work.
