So they can build it as is now?

Not yet. This is at the beginning of the appeals process and a Case Management Conference (CMC) has not been scheduled yet. Once they go through multiple CMCs, then a merit hearing or settlement will occur. That is likely 18-30 months away. Once the zoning is finalized, they will need to go through the SPA process and then the permits process and then they can build it. That is, if they want to build it. They can also sell it at any point in that process.

CMC took place on November 8th, details not yet posted.

No Merit or Settlement Hearings are yet scheduled.

I always chuckle when I see this proposal by OMA because I was around when Rem Koolhaus said that he would never work in Toronto again after the Downsview competion.

Koolhaus is way out of the picture now. Jason Long runs most of the projects in North America, and this being a condo project I imagine there are not any senior partners involved at all. This is revenue generating filler for the firm as were their recent condos in Miami.

True, but Park Grove =/= The Perigon. These two things are not created equal.

I have never been more confused by renderings.

Took a lot of Google Street view gymnastics for me to figure out what went on here...

Seriously impressive incorporation/manipulation of the heritage buildings on site, only one demolition of the least interesting heritage building.

I don't think they have created the pedestrian laneway in the right spot though, it should be located mid-block (more west) adjacent to 82 Lombard; this would require purchasing the parking lot at 219 Richmond East as well.

Do we even need a midblock connection? You can already cut through Muriel Collins Co-operative or Central Fire Station Lane.
