@Avenuer has already intimated that it will be 6 storeys and he has yet to be proven wrong (stick-framed no doubt) -- all you have to do is look at J&S Architecture website and you will get a real sense of what is coming -- https://www.jsarchitect.ca/projects. It seems to be a case of minimum design effort, minimum cost, maximum profit.

Yeah if Westrich proposes something in downtown, sure I’ll be disappointed it’s not a high rise tower but you’re assured they’re going to build it and in good time too.

They’re single-handedly going to be responsible for bringing more than 500 residents in this area alone once they finish all their proposed developments in the Warehouse Park area alone.
 
It doesn't seem to have much of a "warehouse district" theme and neither does it seem like much of a "street activator" -- I give it 40 on the rancid radish scale simply because it doesn't make me want to tear my eyes out. It could have been much, much better.
 
Is that surface parking in the rear court area? If so, zero out of 100 points.
It's not a lot and it's facing an alley.

Like most people, I think this render looks decent enough but I do wish it were more in keeping with the warehouse district character. Hoping we'll see that from The Shift next door.
