WOW. I am not often impressed with this city, architecturally speaking, but this looks superb. I want to see much more of this, please!
 
Sooo, the SPA was appealed to the OLT.

A 'settlement offer' made by Dunpar was submitted to the March Council meeting.

The report was adopted, I'm not sure if they accepted what Dunpar has here......

I've never seen a settlement offer quite like it.

To me, it reads as snarky back talk, not something put together by professionals. I will let others come to their own conclusions.

relativley off topic, but a coordinated extension of the 505 and 512 streetcars in the junction (hopefully not mixed traffic operations) would likely do a lot to improve the congestion issue and better serve all the coming density. 512 would bring commuters to st. clair/weston GO and the 505 would bring them to Dundas west/Bloor GO. Yes bus service already does this but greater capacity wouldn't hurt.

A new loop could be shared to reduce costs, maybe on one of the lots circled in red?

It's quite telling when this place still hasn't been able to secure a long term tenant in around 5 years since it was completed. Not even a pivot to a wedding or event space operator like the Symes. Albeit the latter being in a bit more centralized location. They've also missed the boat on any craft brewery potential when that concept was more happening.

It's just in such an awkward spot, at the ass end of St. Clair next to the railyard. There is zero foot traffic on that stretch, so retail would struggle. Transit in the area sucks butt too.
