Sounds like a developer or two are beginning to work to assemble a few lots for an intensification of the block around the Princess, including restoration.

Very preliminary, but could be exiting if/when it happens.

But super early days.

I posted this a couple of weeks ago or so
 
I really can't see Whyte Ave, with all its older retail buildings and restrictions being a big focus for densification or redevelopment, except for in a few specific spots.

But a block or two off of Whyte is less restricted and has a lot of potential. However, I suppose new ownership may be able to revitalize some of these older buildings which could be good.
 
From a Layman’s perspective - this individual is suggesting that acquiring asserts on or around Whyte Ave is a “good idea? Would this also suggest that new builds would be encouraged so that they can be acquired by others?

I've liked all of their other developments in the neighborhood, and from the public listing it seems that they're open to quite a range for redevelopment

"for which, given the heritage nature of the site and conscious heritage-oriented design choices, the City may consider a variety of uses such as markets, Multi-unit Housing (above ground storey only), shops, restaurants, and a professional centre."

I'm hoping for mixed-use residential.

OSYS is now out of a house south of Whyte, but it looks like the building for sale is toast. Even with the historic designation I don't see the city caring if the new owners demolish it entirely.
Yes, I realize real estate listings try to be positive and perhaps there is someone who sees potential or has something creative that could work here.

Although, it seems like this is quite small and at best a real fixer upper. Any restrictions from the city or others could make this even more challenging.
 
I could see this as an expansion of the Varscona Theatre, or maybe another theatre.

Is this building really worth keeping? It's essentially a bungalow in the middle of an arts & entertainment district. It has no architectural significance, and no real historical significance. It's just old.

Yeah the size and location is an issue. If the building does have historical significance, I wonder if it could be moved.

I suppose another good option is if the Varscona or another theatre wants to use it, although the costs to fix it up could be an issue.
