I hope the same shift happens to yonge/eglinton

It already has.......

In the south-east quadrant:

All SFH north of Soudan is out.

In the north-east quadrant:

There's virtually no SFH left south of Keewatin, all the way to Mt.Pleasant

In the north-west quadrant:

Virtually all SFH east of Edith, south of Roselawn is coming down.

Really the only quadrant mostly untouched, for now, is west of Duplex, south of Eglinton. That area will likely see change too, but shadows on Eglinton Park will be a constraining factor.
 
Two thoughts:

The area is fairly well served with parks and public spaces, a rarity in Toronto suburbs.

I think the push to increase employment spaces in the area will fail. The 90s plan to turn North York City Centre into a downtown node with office towers had some initial success, but since then, the office market has changed and development in the last two decades has been overwhelmingly residential.
Great points! I agree that the area does have a solid amount of parks and public spaces, which is definitely a plus compared to many other suburban areas in Toronto. As for the employment spaces, it’s true that the office market has evolved, and it seems like the residential boom has been the primary focus for development lately. It’ll be interesting to see if the area can pivot back to more office spaces or if it continues on its current trajectory.

I think the stuff along the major corridors (Yonge/Sheppard etc.) should be fine

I don't think you'll see that much pushback on the west side, or the south-east. i think the writing has been on the proverbial wall in those locations for ages.

I do imagine push back on the shifting from Yellowbelt to midrise, on the east side, both on the lands between the ring road and Willowdale and on Willowdale itself.

While I broadly support the proposals laid out there, I do think there are some big question marks.

1) Area schools are already at capacity and the City has no means to address this, and neither does the TDSB.
Fixable, but needs addressing.

2) On area parks, I'll disagree with @christiesplits somewhat. Yes, there are lots of 'small' parks.......but these are mostly functional only as walking/sitting spaces, some are large enough for a playground. The area is
short on sports facilities, and the parks plan seems inadequate to address this. I would argue for expanding up to 2 existing parks, one east, and one west of Yonge to each house one new sports field, and I think that would meet at least existing demand, and maybe some near-term growth as well.

3) I'm fine with adding density to Willowdale Avenue, and to Sheppard and points south within its vicinity, but I want Willowdale Station built. If we're building for walkability and transit, we'd better have the transit there, Line 4 essentially bypasses rather than serves this area.

4) I'm less convinced by midrises east of the ring road, but well west of Willowdale. Simply, the walking distance to transit is getting awfully high there. The corner of Hollywood and Kenneth is more than 850M from North York Centre Station and more than 880M from Yonge-Sheppard. It's not a wild stretch.......but there's no bus service to make that connection, and your pushing beyond what studies show most people will walk to the subway. That doesn't mean we have to maintain the status quo.....but I don't want to be reckless in adding medium to high density in locations that won't support it in a sustainable way.
Re shifting the yellowbelt to midrise: personal opinion, but I would like to see even more of that here (while at the same time purchasing some more land for parks). I generally find the reach of the delineated MTSAs in this area very underwhelming. In other parts of the city, when delineating the MTSAs (which I'm going to conflate with converting them to midrise, as I personally think that everything within an MTSA should be midrise+, subject to some front stepbacks for heritage), the city, for the most part, delineated yellowbelt blocks as MTSA as long as they could fit the entire block within 800m of the station (they were clearly weary of cutting off the boundary mid block even if that limited the MTSA boundary at much less than 800m), WHEREAS in North York they've clearly excluded enitre yellowbelt blocks even where that entire block is within 800m of a station (for example: everything east of Tamworth Rd and south of Churchill Ave is yellowbelt blocks that should fit, in their entirety, within and 800m distance of North York Civic Centre)...one of my personal hopes was that the Province, before approving the city delineated MTSAs, would extend such boundaries (but I've almost completely given up on the Province doing anything about those MTSAs).
