Not Edmonton (Killarney in Calgary), but I'm a fan of the rendered townhome design from FARMOR. Beautiful street-facing facade.

I like it.

Most if not all the 4 unit corner lots I see here are orientated to the side street - amd they can look quite good, too.

This configuration in the render could also work for midblock if it's a big enough lot, couldn't it?

This building does't appear to have any basement windows? Is the secondary suite likely on the main floor and the primary suite on the 2nd and 3rd?
 
One infill I've liked lately is this one on the corner of 67 ave and 109. It's (3) 2 over 2s with a shared rear backyard that's almost like a courtyard + a row garage.

I know 109 is a big north+south connector, but sometimes I do think the six lanes is a bit much and could do with a road diet down to 4+1 turn lane and allow the sidewalks, particularly on the east side, to be expanded out.

109th St is slated to have BRT run down it.

I’m guessing we’ll have a dedicated transit lane going each way.

Hopefully some nice stations/stops and some streetscaping upgrades too.

Also hoping that this will lead to a number of the empty lots getting developed and there being denser residential and more commercial offerings along 109th.

A nice move to help reverse one of the worst urban design tragedies in this city, but also reads like a sad indictment of the inability to book Edmonton Convention Centre conference space

ECC does manage to book a reasonably consistent major event schedule, but the huge overhead to run a place like that makes it near impossible to generate ROI. If you're looking for a venue that's perpetually on life support, the Winspear is a prime example.
 
I don't think most convention/conference centres are big money makers, but are mostly designed to bring a variety of events to the community.

Hall D with the big blank wall facing the street was a big design fail, the new entrance while not perfect is an improvement. Hopefully they can fix some of the problems and mistakes and have better interaction with the street.

Are we sure it’s east and not west? The building to the west would make way more sense for retail.
 
^ yes, that would make WAY more sense and had thought the same that it's likely this building:

but also, change of use from conference centre to retail also makes a guy think it isn't, unless the previous "welcome centre" was considered under the former.

Drove by today, there already is retail here - Mother Earth Essentials which is open. It will move into the east building based on the permit.
