Agreed. I've always thought that zone could get incredibly cool and very quickly with the right magic.

Yes, it actually probably wouldn't take much. Just replacing a few of the smaller older industrial buildings with denser residential with some main floor commercial or retail could probably do it.

Give the proximity to MacEwan it would probably make sense to do so.

I'm curious what kind of "stadium" could be built there? Maybe a skateboard stadium could fit in that small parcel.

MacEwan may need some land in the area for future expansion itself, so the remaining parcel could end up even smaller.

It would be a perfect location for another student residence tower tying in with the existing tower IMO. Perhaps give them a fenced in outdoor common area with a fire pit etc... I recalled this parcel was a proposed twin tower condos at one point.
