I've seen a few of these PE, that resulted in full backfilling after the initial work.

I think I've only seen one that went right through.

I assume you've seen more.

You may know in this case which way that will go. I'm just leaving it open, since I don't know.
I don't think I've ever applied for a full shoring permit in the last 5+ years. Always the way we're seeing here.

Proposals for next LSQ phases

Almadev is working with municipal officials regarding LSQ’s third tower, which is proposed as a purpose-built market rental apartment building that also includes affordable rental units. Construction for that building is expected to begin in 2027.

“We have included rental product in each and every one of our projects,” Lazer said, “even when it wasn't so popular to build rentals.”

Almadev is also proposing to demolish an existing 12-storey office building on the northwest corner of the site and replace it with a 26-storey multiresidential building.

Subsequent development phases will be dependent on market absorption, according to Lazer.

Another article on the start of construction:

"Last month, real estate developer Almadev broke ground on the residential project, marking the start of vertical construction."

"Phase one includes two residential towers: LSQ1, a 43-storey tower with 462 units, and LSQ2, a 30-storey tower with 338 units, including 83 affordable rental suites. Both will be supported by a shared underground parking garage. First occupancy is projected for 2028."

Plumbing, Mechanical and Drain/SS are 'Ready for Issuance' (Almadev just needs to get out the debit card).

Full shoring is still pending zoning processes.

Minor Variance for Block 1 to increase the podium height of Tower A, reduce the required number accessible parking spaces and remove Section 37 clauses that regulate development phasing. Minor changes in GFA, car parking & bike parking. Affordable unit count in Tower B increased from 80 to 83.

Post soil remediation permits remain pending
