They've isolated this house on a small site with blank firewalls on two sides, likely it would need facade retention and a thin tower cantilevering over it to make any restoration costs feasible. They would probably need to remove the storefront extension and shift the entire house towards Adelaide to make space.
 
I always call this the "Angry Building" as it looks as though it is scowling! (I like it, maybe for that reason!)
This work is on/for the Lumsden Building - the presence of an areaway below the sidewalk explains the TTC pole that was placed in the road allowance a few years ago.

SUMMARY This staff report is about a matter for which Community Council has delegated authority from City Council to make a final decision. Transportation Services has reviewed a request from the property owner to repair, restore and maintain various existing underground areaways that are connected to the building at 113 Yonge Street, which encroach within the Adelaide Street East public right-of-way. The purpose of this report is to request authority to enter into an encroachment agreement with the owner of the building to permit the repair, restoration and maintenance of the existing areaways.

My favourite house in the city. Richard G.W. Mauran House by Estonian-Canadian architect Taivo Kapsi. Built in 1968 for the founder of Harvey's, and Heritage Designated.
Never seen a photo of the inside, but I've read that the raw concrete continues throughout the interior, balanced by cedar ceilings.
