Project Update - Winter 2025
Phase 1 of the Iron Works Building Rehabilitation Project is complete. Phase 2 construction continues. Phase 3 has been deferred to remain within the approved budget.
Construction is anticipated to be completed in summer 2025 due to the north exterior wall and main foundry building needing additional work.
This rehabilitation project was designed to take place in 3 phases. Phase 1 consists of hazardous materials abatement, building envelope rehabilitation and stabilization, as well as roof replacement. Phase 2 consists of building design and construction. Phase 3, which was to prepare the space for tenant use, has been deferred in order to remain within the approved budget.

Of course we ultimately want a tenant there, but if it keeps the building from falling into unsalvageable disrepair for the time being it's not "nothing."^ You have to at least appreciate their honesty. I would have it say "Phase 3 has been reconciled to provide more flexibility for a future tenant"
$26m+ spent for nothing if no tenant ever takes on the space. Let's not step over a dollar to save a dime. The Quarters has enough examples of fiscal blackholes.
Given that they're never going to get old money and that costs are likely to continue to rise and not fall, I would have thought they would just ask for the new money now and let council make the decision as to what is or isn't important to them (there always seems to be enough money for what they think is importantCost escalations for this one made the City mothball phase 3 for the time being in order to avoid asking for more new money.
