It seems bonkers that somebody would put a restrictive covenant on their own property.

Maybe I’m just selfish, but if I was selling my property and a builder was offering a higher purchase price so they could build two skinnies or a four-plex vs someone just buying the property as is I would take it the higher bid and let them rebuild on my lot.
It probably stems from a strong sense of community that those who do not live in these areas do not understand or appreciate.

Unfortunately, when rules are abandoned or loosened some of the people who rush in to build don't always create quality products that fit in with the area as well as they should. This leads to the sort of push back we are seeing, which will probably be resolved in the upcoming civic election by electing a council that takes a bit different approach than the current one on this issue.

The current council already has taken some steps to course correct and there is a report coming on parking.

I ride through Westbrook/Aspen Gardens regularly and I can probably count at least 5 houses that have sold this summer on Westbrook Drive and Marlboro Road. At least 3 complete teardown McMansions are being built and I expect that all the sold properties will likely be the same. Those lots are huge.
 

  • Six single-family homes on 155 Street, near 95 Avenue in West Jasper Place, could be demolished and replaced with a four-storey mixed-use apartment building if council approves a rezoning application. The parcel is one block away from the future Glenwood LRT stop. Some residents said they support the rezoning application because the proposed building’s location makes it ideal for medium-scale development. Others said the proposed building is too large and will block sunlight and exacerbate parking issues. Council is scheduled to vote on the application on Aug. 28 or 29.
 
Got an email from BILD Alberta saying that municipalities are seeing an uptake in SDAB appeals of permitted use projects. Obviously SDABs don't have the authority to affect a permitted use.

From some digging, I believe a resident can appeal an as-of-right development if they make the case that the Planner relaxed, varied, or misinterpreted the zoning bylaw. Still, there is a cost associated (for all parties) in appeals, and if the outcome is guaranteed to be unchanged, what's the point of even having that provision?
 
Dumb take on infill imo. Classic Lorne. BUT, I do agree in some ways, except I would say greenfield is what we should curb until a greater buildout of large infill sites is completed. There’s a good decade of growth we can accommodate within our major infill sites, not to mention all the other small lot infills, downtown/whyte/TOD projects.

Tired of seeing more apartments in secord and keswick. No need to open up south of 41ave for at least 15+ years.
