New infill in Royal Garden 4 rowhouses (2 in front and 2 in back) and 3 secondary suites. Replaced a bungalow. Big density increase.

This is a much better design than the 8 unit complex in Ritchie I posted above.

City council just recently passed a motion regarding improved design requirements for RS zone because some of these projects look brutal - and that's before they age in 15-20 years.

The design looks a little unusual, eh? The side profile almost looks like a stable.

Unrelatedly, I recently saw a Garneau lot (10958 87 Ave NW) approved for an eight-unit lodging house. I would imagine it's meant for students?
I'm not 100% sure, but I've heard the 87 ave one is affiliated with the adjacent frat house.

Every day I learn about a new Edmonton neighborhood. Royal Gardens? That's a name for a Chinese restaurant, not a neighborhood.
A fun fact about that name, it is not as literal as it sounds. Joseph Royal was lieutenant governor of the NWT. Same thing with Greenfield to the south. Despite the large green field, it honours Herbert Greenfield, a former UFA premier. Off topic but thought I'd share lol.

Thanks, I know Royal Gardens has been around for a long time, but never knew that it was named after a person. Interesting.

One of two things are possible:
- The signs weren't put up by the property owners.
- The construction company hates themselves.

Walked by this new mid-block 8-plex in Ritchie on the weekend.
No parking available in the back and not even storage in the back for things like bikes.

Looks better than a couple of the others I've seen. And peaked inside and looks nicely done. One simple improvement would have been going with black railings on the stairs consistent with the windows, instead of white.

A young couple who previously bought the bungalow beside this newly built 8-plex were outside as we walked by. They were not impressed with this many units.

Density is great but this building looks bizarre. Setting aside the weird mix of cladding materials: do those two upper units really need their halves of the staircase fully separated? And why can't they just have a single landing, instead of having it divided by that weird jutting bit?

Good lord, that is ugly! I am generally not a fan of siding, but all siding would have looked better than All The Things they went with. I think they missed using a rock feature and some stucco for good measure!
