Plus, for retail/groceries, if you want to go anywhere by bike/walking you need to go uphill.

If the Ortona station happens, it would only be 300m from the station, but 1km from the nearest grocery stores at the ICE District. 2.5km round trip isn't exactly walkable.
I just so happen to live just 1 or 2 blocks from the Flats, and it takes me about 15 minutes to walk to the Ice District. It's a 10-15 minute walk to restaurants, pubs, gyms, medical clinic, dentist, wine shops, pharmacies, shopping malls and hotels. Once the grocery opens in the Ice District next year then I may have one less reason to drive!
The uphill climbs are along McDougall Hill, Bellamy Hill and 103 St, plus there is the funicular.

Truth. That's why e-bikes are so great or even scooters. My buddy has an e-fat bike with studded tires for winter that he used last season.

This is what I was getting at. As a missing middle project located in the infill, which has been notoriously difficult to produce, people are still complaining its not walk-able enough? This view is of one of the oldest more central areas where high rises were developed in the 1960's and 1970's. If the picture included areas further north or west it would include newer buildings. The 104 Street skyline looks so tired in this photo...
Basically Edmonton's development anthem.
For those that find the up hill walk daunting, there is also a bus stop right around 98 Ave and Bellamy Hill Road. This is what I was getting at.
