Possibly, but mixed-use buildings are tricky and expensive due to separation of uses/spaces, additional elevators, deeper parkades etc.
 
My prediction is that this building is going to continue stay empty for a loooong time. Don't get your hopes up. There are some very expensive repairs needed to the utilities infrastructure in this building. Westcorp is more focused on their Kelowna and recently announced 51 ave Edgeway developments, which for a small company like Westcorp, is really all they have the capacity to handle. Nothing will happen with Milner for at least 3-5 more years
I'm really not a fan of the dog in the manger approach to leaving things sit for such a long time, so if they don't have the capacity to do it I hope someone else who does buys it instead then.

Is anyone currently even in there? We live very close and walk by often and I have never seen any sign of life around there. I also haven't really looked at the building as a whole and wow, I quite like it! Good bones!
 
It would be great for an ALT. Le Germain is doing an office conversion in Vancouver, maybe they could do something like that here as well....
I was very disappointed when the nearby Peak did not go ahead as a hotel as initially intended, although I understand the reasons (COVID) at the time.

I feel this would be a great area for a hotel, close to the core and transit and just off a major street.
