They are consolidating the existing 3 CRUs in the NE corner of Block BG into one large CRU, so maybe they have a specific tenant in mind... Application says 'to accomodate a future tenant', so could be the case.
One Properties just posted a new March 2025 leasing brochure for Ice District which shows the new consolidated Unit B. How the final two EF units fronting the plaza have not been leased is beyond me. Wouldn't it be wise to slightly lower lease rates, get an Earls or a Keg in, and watch them thrive?

Shake Shack in one of those two units would make a killing.

I'd also love to see a live music venue with a large patio that opens onto the plaza similar to what many of the country bars in Nashville have where the music spills out into the public space outside.
 
Earls used to have a location right downtown many years ago but now seems to have a very suburban focus and feel, at least in Edmonton. They should be here, but I wonder if they are up to it.

The Keg had talked about a more central location before and could make more sense here. Its unfortunate this space was completed around the time COVID hit which hit downtown activity particularly hard.
 
^ Yes, I believe The Keg had looked at Unity Square or Brewery District right before COVID IIRC - anyone know what happened there? (probably COVID...)

as I recall, the city put a kibosh on the Keg's design with a blank back wall facing 104ave. With the demise of the car wash there's a great space now immediately east of MEC.
