The 4th and final floor has gone up!!

I have to say, I really like the street presence of this 4-storey building in my neighbourhood. It really does make the street feel room-like and I think it's the perfect scale. Hoping that this can be done by next year and that a cafe opens soon after!
 
Interesting little change in the design of this building: The top floor corner unit on 135th street and 109th ave appears to either have two floors or have a very high ceiling. Very interesting design choice, and it does make the building feeling taller without adding a whole floor.

I don't know how I feel about the multi-colour window frames tbh😬. Hopefully the facade design makes this choice make sense haha.
 
This is one of Dualita's better efforts -- all of the exposed particle board in the above photo is projected to be face-brick; the balconies are recessed with clear glass railings; the variation and articulation in heights is interesting and the windows, varied in placement, are clean, reading as negative space in the white areas and positive in the soon-to-be-clad brick areas. In all it is an interesting little project.
 
The bricks have arrived! This will look pretty classy once the whole facade is done, and will (once again) be a killer location for a cafe. Anybody know anything? 👀
