Btw, heard from a friend of mine who works in admissions that there is a significant decrease in the number of new students for next year at their post secondary. Primarily due to the cuts in international visas they think their school will likely shrink in student numbers over the next 4 years. Anyone else hearing similar?

Some thoughts about possibilities:

Expansion of MacEwan University north along 109th Street and why it would be a good idea for both Edmonton and the University:
MacEwan University, similar to the University of Alberta, could independently set up its own semi-autonomous investment arm as a prerequisite to expansion along 109th Street
Structures could focus on expansion of existing Faculties and Schools (or equivalents thereof) so that the University could move in expansion of existing offerings as well as developing new institutions
The new Institutions could include a Faculty of Architecture & Urban Studies, a Faculty of Agritecture (Urban Farming), a Faculty of Applied Intelligence, and a Faculty of Graduate Studies.
The green area would be a landscaped setback plus the closing of 106 Avenue between 108th street and 109th street and 109th street and 110th street. The rebuilding of a treed median from 104th Avenue to 108th Avenue centred on 109th Street along with the set-back landscape on either side of the street would create a linear pedestrian mall
The dark orange areas on the map represent pedway bridges that connect all of the buildings together and that also bridge 109th street, continuing an internal pathway system for the university
Experimentally and in support of a portion of the university’s goals the ground floor of all of the buildings shown in light orange would have seed retail and eatery/pub installations thereby creating a 3-block long pedestrian mall. These units would be pre-planned and developed as student-impelled projects in the rebuild stage, developing units that are interconnected from a “community” retail/hospitality perspective with strong and continually updated internet presence, a product-delivery construct, and an entertainment focus that draws people to the centre. This would have the benefit of employment for students on the learning cusp as well as establishing workable solutions for retail and hospitality at scale, applicable to downtown Edmonton in other areas.
Above the Retail/Hospitality base mid-level floors would house classes, labs, lecture halls and staff and faculty offices, meeting the needs of expanding faculties and new academic ventures alike; the number of floors would vary, based on projected demand for each school or faculty.
The uppermost floors would contain student housing, completing a vertically stacked mixed-use melange. Each building would be architecturally unique one from the other.
This project would be a joint development undertaking between the University, a semi-distinct University development wing, the Province of Alberta, and the City of Edmonton

The pale yellow strip at the top of the map along 107th Avenue — called “Africa indlela” (Zulu for pathway) would represent a MacEwan University urban study area that would devote a 3-block long area to the development of African-themed enterprises (Retail, Service, and Hospitality undertakings). The experimental nature of this project would support a “neighborhood-growth-area” that accounts for a nascent African presence already in existence. Again, the University could work with the aforementioned development inputs along with governments and private ventures of major African Nations (I am specifically thinking of South Africa, Egypt, Nigeria, Algeria, Ethiopia, Morocco, Kenya and Angola). The focus would be on Food, Fashion, Art, and Entertainment

The third venture would be the development of a major 60,000-seat covered stadium where three of the development corners are occupied by a Hotel tower and two interconnected Apartment towers. The stadium would have three seating tiers and would be set below grade such that the uppermost tier aligns with street level. Shared amenities between Stadium operator, Hotel, Apartments and MacEwan University would impel a community investment. A “Leaf-Shutter-Style” operable roof over the playing field would make the stadium a year-round functional entity able to host track and field, CFL games, new professional soccer games, music concerts, and other events-of-scale (reference https://bernabeu.realmadrid.com/es-...ntiago-bernabeu_global&utm_content=realmadrid and https://www.mercedesbenzstadium.com/) — it could be continually busy and well attended by a City of 2 million people. I have thoughts about Commonwealth Stadium and how it could be repurposed into a non-competing, functionally-unaligned centre. The high-rises could be triangular, inverted-pyramidical, architectural masterpieces that would be well-tuned to the Build-out of ICE District. MacEwan University could have use of the stadium facility for interscholastic sports such as soccer, lacrosse, and football. 105th Avenue between 105th street and 108th street could be closed to through-traffic with the exception of a leg of a streetcar tram route loop. The area gained would then house open-air (with portable roofs) facilities for basketball, various net sports (volleyball, badminton, pickleball, etc.) and fitness gyms. This area would be open to students, hotel and apartment patrons, and the general public, essentially serving the entire City and visiting guests. A tunnel to underground parking levels under ICE II could accommodate both autos and bicycles. This whole venture would be LRT -adjacent to both the MacEwan Station and to Valley Line West currently under construction

The Tram would be an “otherly” supported, free-to-ride, hop-on:hop-off, unidirectional, multi-car, ‘round-the-clock, looped conveyance that promotes features of the route for which it is programmed — MacU, Africa indlela, Chinatown, and ICE District. I could envision a half-dozen cars in continual operation, each operated by a motorman/woman, and a conductor (again employment for University students) — ultra-comfortable cars loaded with entertainment features. This would not be a "speed" event route but rather a community excursion with perhaps a dozen or so strategic stops along the route.
