Created a thread for this as it's a great discussion point. Heights and floor count are only from the concept diagram, and will likely be changed later.
 
Wonder what is driving all of the interest in this rather unappealing location all of a sidden? Besides being near the LRT and the mall, the location is bleak being adjacent to a busy road and light industrial and popular with fent benders. The mall is less important than in the past and the area hasn't added any amenities.

Fairly central with good access to roads and transit, coupled with a bunch of older commercial/industrial buildings that are probably towards the end of their useful life sitting on good sized parcels.

Don't forget EV was super bleak before it got developed. There as a master plan that helped it, but even a bleak location can be a good one. With an LRT station and a mall, it already has potential from the get-go. Right now issues with fent benders, but there's no drop in centre in the area, so it's easy enough to move the problem elsewhere.

Wondering if it comes down to land being a lot cheaper than downtown/beltline, and location very central overall and near Calgary's busiest mall.

If you think about it, Chinook area is almost exactly in the middle of Calgary due to the city extending further south than north. And being close to both Mac Tr and Glenmore, its easy to get almost anywhere. I agree its not an esthetically appealing area but its very convenient for a lot of people.
