I created this in the general discussions because it covers both transportation and development.

It's been a while since we had a good discussion around TOD. A few years back we were frustrated by the lack of transit oriented or transit adjacent development, but some of the new developments u/c or proposed it feels like we are finally seeing some good action.

Here are some of the recent proposed or under construction:

Chinook Station
61 st ave 504 units
Sequence 85 Units



Banff Trail Station
Banff Trail Village 264 units
Banff Trail Multi family 60 units

Heritage Station
Macleod at Heritage 500 units
Boro Block 201 units



Sunnyside Station
Kit at Kensington 158 units
Sunnyside Triangle 198 units

Franklin Station
Franklin TOD 350 units

Am I missing any others?
 
I would also add Kensington Manor to the list as it's 180m from the Sunnyside station. Kensington is an area that's sort of TOD, but also development that happens to be transit adjacent. Some of the demand for Kensington's development is because of convenient transit, but also many other reasons Kensington has been a popular spot.
 
Quarry Park will be an instant TOD site the day the station is built.
Are you counting any of the green line builds as TOD? There's the Caravan project right beside South Hill Station.
Also this one, and eventually others like Seton.

On other lines there’s Brentwood, Dalhousie, Shaunessy and Saddletown.
 
If you look at stations that already have builds or ones with significant proposals/construction, the list is getting bigger.

Chinook
Heritage
Franklin
Banff Trail
Sunnyside
Westbrook

My prediction is Chinook and Westbrook are existing stations that will see a lot of growth still to come. Others like Banff Trail, Dalhousie, Heritage, etc.. will see more as well. Brentwood, could also see a lot of development around the station, maybe even the most if things fall into place. Things like the city doing something with the park and ride, and the COOP parcel getting developed.
 
Do we count development adjacent to MAX routes as TOD? There are those couple of large-scale proposals for the Mount Royal University are around MAX Yellow and Teal stops and all of the developments of 37th Street for MAX Teal. And there are a couple proposals coming near international Avenue for the MAX Purple. Maybe some can be counted for MAX Green too?

My own two cents, but after the Green line is done I don't see any other new lines any time soon. It'll be time to tweak and improve the existing system. It may involve extensions or spurs (airport?), but at that point the city will need to look at better leveraging the 3 lines, and taking a harder look at stuff like BRT.

The coming commuter rail (we think, eventually, but who knows) should also mean fewer extensions of the LRT. But otherwise, I agree, the Green Line is likely it for LRT so that should be communicated and should be a reason to do it right.

The station that's kicking everyone's butt is Sunnyside station. It wasn't a planned TOD, but it's a great example of how TOD should be done if planned. Chinook and Westbrook have opportunity to be great examples, time will tell. There's decent potential for others, but with many of the stations in the middle of a freeway, or busy road, it takes away from that potential.
