Why do you presuppose that it will be 'busy'? Most of the places along Jasper and that part of Downtown continue to struggle, even with prominent frontage.
 
You learned nothing from the Retail oversight that I sent you. Retail loves Retail; Hospitality loves Hospitality. Little dribs and drabs here and there spell disaster! The area needs more retail if it is to thrive. As to this specific site -- whatever traffic is engendered by the Park and by the tower adjacent (MacLab) will help bring it along. I guess you will have to wait and see who is right and who is wrong. There are a ton of "bedroom communities" throughout Edmonton and none of them alone support retail or hospitality -- it is the congregation of retail and hospitality that creates pedestrian energy. That alone is why your development on 108th is unsupportive and same for the proposed 106th venture if it again relies on the "bedroom community" syndrome.
 
Jasper Ave is a loud car sewer in the summer. There is a shortage of attractive patio space Downtown. The only ones which come to mind are Kelly's, Sherlocks, Bianco, ?. None of which are on Jasper.

Plop something like Odd Company's kitchen with good drinks here, and you will be busy. DT absolutely doesn't need more coffee shops either.
 
If I were going to open something in this space and cognizant of its location I would have it address both summer and winter -- ice cream and gelato in the summer (not exclusively) and Hot Chocolate and Hot Malted in the winter (again, not exclusively). The space is too small to be a legitimate restaurant but with those items as the mainstay I could see baked dessert-type goods (prepared elsewhere and sold as packaged items here) being the kind of comfort food that would do well in this location. I would also look to enclose the patio space (conditional use permit for sure) so that the interior space would have some atrium-like drama, opened up to the interior space. The space would need a Unisex restroom, a walk-in cooler, appliance sinks, a front display counter for ice-creams and gelatos and a selection of fudges; a backbar with some non-hood-requiring countertop appliances -- a pair of micro-wave ovens, a few panini presses, a couple of waffle-makers, a hot-fudge tureen, espresso machine, and a visible array of dessert liqueurs. For a mere 150 Gs this could make money hand over fist. 10-year lease with a 10-year option on a straight triple-net with no profit sharing percentage. Oh, and I would bargain for a 6-month rent deferral to allow for build-out and equipment purchase and placement.

To ensure success I would have a strong internet presence with Segway-type delivery in a 5-block radius, a website with Merch and engaging games, and a work-along program with other area retailers and hospitality outlets. Open for breakfast (waffles, scones, etc.) at 7:00 a.m. through lunch and into the evening -- close at 10:00 p.m. (2 shifts daily, 7-days a week).

And not to leave the baby half-birthed, I would negotiate with City "Parks" Department to have this machine circling the grounds of said Park and up and down adjacent 108, 107, 106. and Jasper Avenue on clement days and built into the interior counter on inclement days like picture 2.

and for the 5-block radius neighborhood delivery (including picnickers in the park) an army of 6 of these Segway 'Bots.

For these I would develop an interactive Map App so that customers could be notified when their delivery is building-adjacent .

There are actually number of decent patios close to or along Jasper Ave now, although I would say they are often underused or ignored perhaps in part (although not entirely) because of the busy street.

A street like 108th, is a lot less busy, so it would probably be more attractive for patios or other things. Although I also don't think downtown needs more coffee shops, or Subways, Shoppers Drug Marts or bars.
 
IMO that back alley CRU, the patio is ambitious, it'll attract on limited days (summer) only.

But I'm very hopeful the actual space will work out well with the right tenant and use. Back alley bars, clubs, and hipster eateries have been gaining popularity.

Somebody convince Noble Pie from YYC to open a shop in YEG... or steal their recipe and open shop here.
 
^ The space is too small for a sit-down Pizzeria -- meaning Take-out and Delivery only. Even at that it would mean an extremely tight kitchen and a huge expense for mechanical, electrical and plumbing.

Downtown could use a good coffee shop near Rogers Place. The offerings aren't great unless you really like Tims. The place in the bottom of Stantec is okay, but not great.

This side of downtown will be hopping though. Hopefully all these new buildings get people outside into the park. Having just been to Montreal, I still can't help but think that this park could have been bigger.
 
Not a coffee place, but JW Marriott has a very nice little patio area for it's restaurant in Ice District.

I wonder why nothing has gone into the old Rexall space, but then this is the north side of Stantec which is shaded, so maybe not so good for our short patio season.

Not at street level, but IMO the second floor space of Stantec next to the pedway to JW would be perfect for a very nice little coffee place. I really don't get that all that is nearby is Tim's and the coffee cart in the Stantec lobby given the proximity of an upscale hotel, our most prestigious office building and two fairly upscale residential towers. You have to go all the way to Commerce Place to even get to Starbucks.
