Those south facing condos in Pears are going to lose like 50% of their value if / when this goes up...

As an aside, I remember when Pears was going up it was rated as pretty mid around here. I'd like to eat crow on that and say that it's a great, sleeper, building.

Demolition permit has been issued for 207 Avenue Road and is currently pending (in code review) for 209 Avenue Road. These properties are not within the subject site of the proposal but constitute the parkland dedication (see map and quoted posts below for more info)

Additional info from the Cover Letter indicates that this development is purchasing 207 and 209 Avenue Road as off-site parkland dedication, which will add to 211, already acquired by another developer (1140 Yonge) for the same purpose.

This is great, as these will all serve to be part of the Ramsden Park expansion and is in line with TO Core Parks vision.

I'm curious to know if anyone knows anything about 207 and 209 Avenue Road where were also sold to Tribute last year for a combined $7.965M? There is also 211 Avenue rd which was sold to 1140 Yonge Inc which corresponds to the replacement high rise of the staples building at 1140 Younge.
t207-209 combined lots are 3359 sqft occupied by a dog grooming business and hair salon.
Maybe Tribute is thinking of brining a new low rise building here..

Minor Variance Application filed. Modest Height Increase +3s to 38s; but a radical downward shift in unit count.........

From 338 to just 134! A whopping 60% reduction.

Curiously though, the proposal is for an increase in vehicle parking to 285 spaces, with 268 for residents.

Yup and Av and Dav the proposal is literally 2 spaces per unit!

New name on the Arch . Drawings, CGL is still present but jointed by Brisbin Brook Beynon

Now that is clearly a shift in who this is being marketed to!

@ProjectEnd will take note that 4 elevators are retained here despite the radical unit count reduction.

Elevator Ratio: 4 elevators to 134 units, is ratio of 2.98 elevators per 100 units.

Unpopular opinion but I dont think opening up and exposing Ramsden Park to the noisy traffic of Avenue Road accomplishes much.

Why not set aside those funds to install a small but beautiful fountain instead? Somthing like the one at Amsterdam Park at Avenue Road & St Clair would be perfect.

I hope the rear facade of 201 Avenue Road cosmetic surgery clinic remains. It enhances a side of the park that would otherwise be generic. Thatd be a shame if the city butchers that.

Are the elevators at the ends of the hallway accessible directly from the units?
 
Just a note - this has 7 levels of underground proposed, plus a basement level at grade with the lane but below Davenport, for 8 levels underground. Thats on the higher end from what I remember for any project in the City.

Yes, I believe there are a small handful of projects in the 7-8 levels of underground range. Of course, The Well has its massive Enwave tank under it too which wins the title of deepest excavation.. a 150ft storage tank under P7 of The Well..
The Well tank bottoms out 30m beneath the 20m P5 sub-elevation. It's an absolutely surreal experience down there.
