Why does every nouveau-riche nonce feel they need to have Dick Weng on a project to "elevate" it...

Because people liked Stern for the neo-classical takes, and they do the knock-off version of same that local developers are willing to pay for, because Stern would cost them more both in fees and more in materials and workmanship or they wouldn't allow their brand to be attached?

Yes, but it all just comes out as gauche and maladroit. I disagree with a lot of Kate Wagner's takes, but she's dead on when it comes to Stern. Martin Filler (the GOAT critic) too:

@Paclo note the changes above.

I'll bring the key bits forward:

Architect: Richard Wengle

Starting from the 10th floor.
So presumably the bottom 9 will be hotel, retail, or office?

Also noting, the residential units will top out at floor 40, so that'll likely be the height of the building.
And, at 3 residences per level (as mentioned on the website) that should be about 120 units for this one.

I thought that at first, but they also say "full and half-floor" suites on the home page, so I assumed those floorplate layouts were the levels above 40. 10-40 in that PDF seem to show 3 per level only.

If this project moves forward, it will be a first in Toronto for a very large structure with upwards of 50 floors being exclusively composed of large, expensive units. Like many buildings now in Manhattan.
Yonge Street, from Rosedale, into Deer Park and as far north as Lawrence Park is the place right now for ultra expensive condos. Interesting trend.
