I wish this had retail/community/employment uses at ground level. Would happily have this building be taller as well in exchange for that.

Why are all the north/south streets connecting Bloor to the more mixed-use section of the south Junction Triangle around MOCA all residential only? This whole area should be mixed use IMO — would make for a more vibrant and connected neighbourhood.

It's only one short block each of Perth and Sterling. Not unlike other residential streets. Though Perth only had residential on one side (until recently... Those new townhomes on the former Tower Automotive property). Perth had a church, U-Haul.... Still has an auto body shop. Sterling also has an auto body shop, and then all the 221-227 Sterling and former Moloney Electric building. All before you get down to MOCA.

I'd say in the grand scheme of things those blocks of Perth and Sterling are actually pretty mixed.
 

Resubmission addressing staff comments from the previous May submission. We're down to 255 total units but still with 13 affordable units.

Demolition permit remains pending. No other relevant permits applied for yet.

As someone who lives across from here I will opine that the
presence of Bloor GO Station literally 1 minute away and its rapidly expanding capacity as well as the increasing use of the UPX as a subway for non-airport travel makes this product a little more feasible here as opposed to other locations.
 

City of Toronto breaks ground on 255 new rental homes in Davenport, including 51 affordable homes​

Today, the City of Toronto, alongside development partners Castlepoint Numa and Hazelview, broke ground on a new purpose-built rental development in the city’s west end that will deliver 255 new purpose-built rental homes, including 51 affordable rental homes.

Mayor Olivia Chow, alongside Julie Dzerowicz, Member of Parliament for Davenport and Councillor Alejandra Bravo (Davenport), joined Castlepoint Numa to mark the start of construction at 72 Perth Ave. The project is expected to be completed by the end of 2028.

The development is supported by the City’s Rental Housing Supply Program (RHSP), which helps accelerate new rental construction by providing financial incentives and grants to create purpose-built rental housing, including affordable rental housing across Toronto.

The City has committed approximately $16.5 million in capital funding and financial incentives for 72 Perth Ave., including an indefinite deferral of all development charges, a 15 per cent property tax reduction for the purpose-built rental homes, and waiving planning fees and building permit fees for the affordable rental homes.

As part of the agreement, 20 per cent of the new rental homes will be offered at affordable rents for 40 years and managed by WoodGreen Community Services, helping to ensure long-term housing options for low- to moderate-income households.
