...except this is the part of KS' business model that is just not really a thing right now.
It's also already zoned for might higher density.
 
KS buying as opposed to selling now there's something you didn't have on your bingo card.
It's just a good, stabilized, Class B building with decent rents and on an excellent land basis. KS has some of the deepest pockets in the industry and can afford to hold things that will make sense in ten years. Nothing more, nothing less.
