Vancouver high rise residential market is collapsing in the near term. There is unprecedented fear on the west coast for the development industry. Calgary will gallop ahead.
 
The market for units that can be added to the hotel pool crashed and burned in Ontario once investors got charged commercial tax rates. Vancouver's market is declining while Calgary's is rising. This is still a lot of higher end units to sell. Big step up from 30 storeys and 250 units.
 
Assuming 260-280m (given the 10 double-height storeys from the podium and crown), this is the relative height in the skyline from where I live in the East.

A decent proposal at Hat Elbow would set us up nicely to fulfil my dream of a mountain range shaped skyline.

When would construction begin? Or when would they start digging up that gravel lot?
Based on their estimated completion timeline, they'll need to move quickly. There's still no DP in but I would guess they'll try to secure partial DP's ASAP and break ground as soon as they get their shoring and excavation permits if they seriously want to stick to that timeline, assuming of course that their financing has been sorted out.

There is nothing to hold Truman to that date and an earlier date always sounds better than a later date. This simply isn't far enough along to say it will start to respond to when will it start?
