Loblaws Redevelopment (10 Lower Jarvis Street, Choice Properties REIT, ?s, ?)

Can you expand on this a little - I am not versed in the legalese shared in the link. If my understanding is correct, Choice has requested that that value of the property, based on tax-assement be reduced...How would this affect their development plans for the property? Thanks

Thanks all for the updates - much appreciated! Can someone please get a couple close-ups of the light grey cladding on the upper portion, the dark grey cladding in the reveals and maybe a shot of the base, showing the cladding - would be appreciated.

They will likely use the BMU (Building Maintenance Unit) located on the roof, to hoist the remaining components up the facade. More costly to keep a crane around for something that the BMU can handle quite easily.

Primarily powered by electricity - high-voltage cables feed the machine the power from somewhere on the surface.

Very big error in judgement by CF. This land-grab turned what was once a great meeting space, into a terribly congested and overall disappointing and commercialized entrance to the EC! Shame really.

^^^^^ Exactly.. They removed all/most hints of proper greenery (trees) to the detriment of the mall - not to mention making it a much more banal experience. I assume it had something to do with the trees blocking the signage of the various stores..or some other random BS.

Thanks for the update @Rasacielo! Overall the progress of the building looks good, but I noticed that they decided not to include the reveals that I had included at the SW corner. Initially the 4 bays of windows was to be subtly broken into 3 bays, plus a smaller 1 bay corner - by a darker metal...

This is a joke right? I mean I get it's partially due to the oblique perspective, but still a joke right? Right?!

Our original idea was to emanate the brick facades, (to some degree) the detailing and window openings, of the brick warehouses farther down Spadina Ave. It fits the context and is essentially continuing the same language up the street. The proportions of the building were based on the warehouse...

For me this elevation (South along D'Arcy) will be the most successful. The intention was to taper the building toward the low-rise neighbourhood, but I didn't want it to feel like it was an abrupt change of scale. The lower smaller back section, aligning the laneway, was meant to imitate...

Thanks for all the photos people! I no longer live in Canada and it's great to see the updates on one of my former projects.

Why are all the doors at the ground floor grey, while the curtain wall is black or a dark? Why were they not made to match? This is unfortunate and takes away from the quality of the facade design.

Thank you for the comprehensive update! Unfortunately, this development has resolved itself into a monotonous, drab mega-block, especially when viewed from a distance. The facades, all feel rather prosaic and uninspiring, and blend together to read as a singular wall of grey tones. While I can...

The white sheets are blindside waterproofing membrane, and the black spots are likely roller-applied bitumen or a similar type material to seal over the locations where they fastened/tied the waterproofing sheets back. Blindside waterproofing is used when it isn't possible to excavate beyond the...

Lamentable, but so long as the antenna is still in play I am okay with it being disappeared by IO. Additionally, hoping the eastern elevation gap comes to fruition with those protruding balconies...although at the moment I cannot tell what exactly will transpire here? The item at the roofline...
